The general hospitality for how each room should be used, what to focus on in each space and how to make it comfortable for guests across all markets.

Bedroom

  • Bigger is better! Go with the bigger bed

  • Comfortable bedding

  • Black out curtains

  • Keep things within reach while you’re laying in bed

  • Envision yourself as the guest - is there cold hardwood? Put a rug under the bed.

  • Full length mirrors, iron, steamer, full length mirror, hangers

  • Extension chords for phone chargers

Bathroom

  • Have great counter space, or ample shelf space

  • HOOKS

  • Good lighting

  • Elevate the experience with complimentary q-tips and cotton balls

  • Provide wash cloths

  • Leave a toilet brush, plunger, bathroom spray

  • Hairdryer with bag

  • Hand soap, lotion, shampoo, conditioner, and body wash (in non-branded refillable containers)

  • Bathmat - one you wash between every guest

Living Room

  • Have enough comfortable seating room for the advertised amount of people

  • Pullout mattresses are a plus!

  • Remove furniture you don’t actually need.

  • Make the path of navigation as easy as possible!

Dining Room

  • Have enough seating for the advertised amount of people

  • Place mats

  • A non-fragile centerpiece

  • Avoid upholstered dining chairs

Kitchen

  • Need

    • Coffee, electric kettle

    • Water filter

    • Toaster

    • Microwave

    • Silverware set

    • Knife set, wood cutting board

    • Water glasses, mugs, wine glasses

    • Bowls, plates, mixing bowls

    • Measuring cups, spoons

    • Cooking utensils

    • Pots, pans, pot holders, trivets

    • Baking sheets, casserole dishes

    • Collinder

    • Wine/bottle openers, can openers

    • Scissors

    • Salt, Pepper, Olive Oil

    • Dish soap, dishwasher pods, sponges

    • Dish towel, paper towel, paper towel holder

    • Trash can

    • Welcome basket

    • Caddy organizer

  • Don’t Need

    • Food processor

    • Panini presses

    • Waffle makers

    • Blenders - depends on area

Outdoor Area

  • Highlight amenities!

  • Outdoor furniture - again, have enough seating for the advertised amount of people

  • Fire pit

  • Sting lights

  • Hammocks, swing chairs

  • Outdoor games (big connect four, corn hole, bocce ball, etc.)

  • Hot tub!!!

Curb Appeal

  • Easy to see numbers

  • Good landscaping

  • Nicely paved steps

  • Motion sense lights

  • Easy to find lockbox or smart-lock key pad

  • No paint chipping

  • Gutters clean

  • Clean welcome mat
