Six Ways to Set Yourself Up for Full Occupancy
Make sure you have enough time between check-out and check-in
Simplify and declutter - Keep your Airbnb stocked with only the essentials so you are able to turn over the place efficiently between guests
Always schedule your cleaning for as soon as your last guest checked out
Allow same day bookings!!!
Have your check-in process allow for self check-in
Modify and play with nightly minimums, so you are filling big chunks in your calendar while still getting orphan dates booked
Airbnb Quick Tip:
Want to ensure that guests will open your house manual and read your rules and checkout instructions? This little trick makes it too easy. Just list your wifi info in the house manual… and nowhere else! Take down any other signage showcasing your wifi log in, and leave it in one place only – the manual! Wifi is the first thing guests look for when they arrive, so if you want them to read your manual, put the wifi info there, and only there.
Use code “novacancy” for 20% off my house manual template.
Question of the Week: Do I Use Instant Book?
YES. I will never stop raving of the benefits of using Instant Book over Request to Book. It’s a huge misconception that you cannot vet your guests properly with Instant Book, and if you listened to this week’s podcast episode, you’ll know that it actually allows you to vet your guests even better. Combine that with the fact that Airbnb boosts homes with Instant Book higher in search rankings, and you’ll see why I wouldn’t even consider switching to Request to Book.
Am I the Airbnb-hole?
This week we react to a host who was scammed out of $1,600! And more importantly, we analyze why I don’t really feel sorry for her. Take this as an example of what NOT to do as a host!
